Selling a home involves much more than putting it on the MLS. My role is to help you make informed decisions at each stage, anticipate potential problems, and create a strategy designed around your property, your timing, and your goals.
1. Strategic Pricing
Price for the market—not for guesswork.
We begin with a detailed review of your property, recent comparable sales, current competition, neighborhood trends, buyer activity, and market conditions. The goal is to establish a pricing strategy that attracts serious buyers while protecting your negotiating position.
Pricing correctly from the beginning can influence buyer interest, showing activity, time on market, and ultimately your negotiating leverage.
2. Preparation & Positioning
Make the right improvements—not every improvement.
Before your home goes on the market, we identify the changes most likely to improve presentation and buyer response.
That may include repairs, decluttering, editing furnishings, landscaping, cleaning, painting, staging recommendations, or simply emphasizing the features buyers are most likely to value.
The objective is not to spend unnecessarily. It is to present your property at its strongest and help buyers immediately understand its value.
3. Professional Marketing
Your home should be marketed—not merely listed.
Your property will be positioned to reach buyers where they are actually searching.
Depending on the property and marketing strategy, this may include professional photography, compelling listing copy, MLS exposure, major real estate websites, digital marketing, social media, agent networking, Coldwell Banker resources, property-specific promotion, and targeted buyer outreach.
Every element should work together to answer one question:
Why should a buyer choose this home over the competition?
4. Offer Review & Negotiation
The highest offer is not always the strongest offer.
When offers arrive, I help you evaluate more than price.
We review financing, down payment, contingencies, appraisal considerations, proposed timelines, credits, buyer qualifications, and other terms that may affect both your proceeds and the likelihood of a successful closing.
My role is to help you compare the complete offer and negotiate from a position of information rather than emotion.
5. Contract & Escrow Management
Once you accept an offer, the work is far from over.
The transaction moves through disclosures, inspections, contingency periods, appraisal, financing, repair requests, title and escrow requirements, and contractual deadlines.
I stay involved throughout the process, coordinate with the parties involved, monitor critical dates, and help address issues before they become larger problems.
You should always know what is happening, what comes next, and what decisions require your attention.
6. Closing & Transition
A successful sale is one that gets you where you need to go next.
As closing approaches, I help coordinate the final stages of the transaction, including contingency removal, final walkthrough, escrow requirements, signing, possession arrangements, and transfer of the property.
